Aluminum Wiring (1965–1975)
Expansion/contraction loosens terminations; oxidizes under heat. 55× more likely to have a fire hazard connection than copper. Utah insurers either drop you or require remediation.
Knob-and-Tube (pre-1950)
Still common in Sugar House, Avenues, Ogden historic district. No ground, brittle insulation, can't be buried in insulation per code. Usually triggers non-renewal.
Cloth-Insulated Cable (1940s–60s)
Rubber + cloth breaks down into dust behind outlets. Shorts against metal boxes, copper tarnishes. West Valley tract homes from the 50s are textbook cases.
Federal Pacific & Zinsco Panels
Breakers that don't trip. Class-action settled. If you see "Stab-Lok" on your panel door, the panel itself is the fire hazard — not just the wire.
2-Prong Outlets Everywhere
No equipment-ground path. Fries modern electronics, no GFCI/AFCI protection possible without pulling new conductors. Common in 1950s SLC bungalows.
Unpermitted Previous-Owner Work
60-amp sub-panels in finished basements, extension-cord-as-permanent-wiring, aluminum-to-copper splices in attic. Murray flip houses are the worst offenders.
